Green Light's client and partner list reads like the who's who of the retail real estate industry. The company has represented tenants such as Home Depot, Sears, AMC Theaters, The Limited and Safeway. Green Light's principal and founder, Peter Framson, has completed transactions with such notable developers as Simon Property REIT, Federal Realty, Faison, Carl M. Freeman and Saul Centers. Further, Green Light and it's associates have advised institutional owners and advisors including: Prudential, Bechtel, ERE Yarmouth and multiple pension fund advisors.

Additionally, Peter has demonstrated the ability to work with both the local and national press and electronic media. This skill allows Green Light to promote the interests of not only its customers, but further the media's ability to understand and accurately report on the trends of the retail real estate industry.

About Peter H. Framson, Green Light's founding principal

Peter Framson founded Green Light in 2001. Peter's career prior to establishing Green Light included partnership and principal positions with companies including Trammell Crow, Faison Enterprises, and KLNB Commercial Real Estate. Additionally, Peter's 24 years in retail real estate included positions with Costco (Price Club), Mills Corporation (Western Development), and Transwestern (Carey Winston).

Peter's professional career has created many successful outcomes for his clients, partners and employers. The following are some career highlights:

  • Principal in the development of over 1.9 million sq. ft. of retail construction.
  • Completed over 250 lease/sales transactions with values in excess of $600 million.
  • Founded first private gas station REIT in the United States.
  • Acquired and zoned 2.2 million sq. ft. regional mall in South Florida.
  • Directed marketing, public relations, and retail staff activity for $1billion real estate firm.

About Todd Shugarman

Todd partnered with Peter and Green Light in 2014. Todd has had an extensive career assisting Fortune 500 companies as well as startup organizations grow and develop, Todd has a broad knowledge and expertise in strategic planning, demographic/ psychographic trends, brand development, leasing, acquisitions, site selection, project leasing and merchandising mix, design, entitlement, construction, portfolio valuations, dispositions and lease restructuring.

Todd has been involved in the real estate industry since 1990. Todd has an extremely diverse background having experience in almost all aspects of real estate and sectors including retail, office and senior housing. Todd most recently served as Vice President of Development and Real Estate for Town Sports International and prior to that as Senior Vice President for Sunrise Senior Living. Todd also served for more than 5 years as the VP of Development for two start-up organizations. Prior to that Todd was the Director of Development for Starbucks Coffee Company where he successfully opened hundreds of profitable units. Todd has also held management positions with PepsiCo (today Yum Brands, Inc.), Subway and Balducci’s. Todd has also served as the Real Estate Domain Expert to the Highland Consumer Fund. Highland invests in enterprises that are in need of capital for growth and expansion. Todd has managed all aspects of the real estate department including site selection, market analysis, leasing, acquisitions, lease administration, legal, design, construction and maintenance. In addition, Todd has a broad knowledge of markets and consumers around the country in both urban and suburban areas.
